Let's assume the width = x
then the length = (x+18)

perimeter of the yard 
(2*x) + (2*(x+18)) = 72
2x + 2x + 36 = 72
4x + 36 = 72
4x = 36
x = 9 feet

width = 9 feet
length = 27 feet

Area 
9 * 27 
243 square feet
